Kitec Cautious – What You Need To Know

For many of us, the term Kitec plumbing is foreign. For others, it was and is a very hot topic! If you’re planning to purchase a condo built between 1995-2007, here’s what you need to know!

First of all, what is Kitec and why is it so problematic? Kitec is a type of plastic plumbing utilized in Toronto house and condo construction during the above time frame. Originally considered a more cost-effective, long-lasting option, it was later discovered not to be the case. It consists of flexible aluminum piping between an inner and outer layer of plastic pipe with brass fittings. Unfortunately, it was later discovered to be incredibly soluble and highly susceptible to corrosion and breakage. This greatly increases your chances of plumbing failure not to mention bursts leading to flood. Due to the corrosive nature of the fittings, can also result in buildup of zinc causing clogs, therefore lack of pressure and flow.

Not only does Kitec cause damage and major headaches, you might find obtaining insurance will be difficult or extremely costly. Some insurance companies simply avoid  the risk as experts suggest it’s just a matter of time and should be replaced. The average life expectancy is approximately ten years.

What to Look For?

In some cases, it is not easily spotted as the plumbing has been concealed behind a wall or under a floor. However, below a kitchen sink or bathroom vanity, is typically visible. Further, you can ask to see the condo building’s hot water system. The presence of blue and orange pipes could be indicative of Kitec. Visual triggers can also be a white build-up on the outside of the fittings, blackening or bulging pipes, and yellow warning stickers inside your electrical box.

How to Protect Yourself?

First and foremost, if the building you are interested in was constructed around 1995-2007, ask your buying agent to inquire with the selling agent or more specifically the condominium corporation. Although Kitec has been recalled and not produced or installed after 2005, it is wise to investigate regardless of the age to be safe. Finally, when preparing an offer, insert a clause or seller warranty that there is no Kitec and/or will be removed prior to closing at their expense. As long as Kitec is removed, there should be no cause for concern.
